Weather tight inspections are broken down into three main categories, but not marketed as three separate inspections. The CPRNZ inspection system is designed to methodically identify any areas of concern from which point we can either escalate the inspections invasiveness or rule out the need to do more destructive testing.

  • Non-Invasive:
    Visual-Knowing where to look and what to look for is 90% of the Inspection, Thermal imaging, Non-Invasive Moisture Metering.
  • Semi-Invasive:
    Visual inspection, Thermal imaging, Semi-Invasive Moisture Metering (Pin probes | Hammer probes), Endoscopic camera through wall sockets and/or drilling 12mm holes in the areas pre identified to be of concern.
  • Invasive:
    Removing sections of Gib board from the interior and/or sections of cladding for the exterior at the points of ingress.

Non-invasive Cavity Moisture Inspections

As the name suggests, non-invasive cavity moisture inspection is where our two-person team will visually
Identify the most high risk areas, inspect for defects in the claddings protective layers, use FLIR to check for any moderate to major temperature differentials, then using the lasted moisture detection equipment,  we will firstly check with one style of moisture meter that’ reads 0-19mm into the material and double check for moisture using a secondary meter the can detect up to 90mm into the timber frames. This double-blind process creates a semi defined image for us to the extent of moisture ingress. If necessary, our team will also use pin probes and Hammer probes to trace and locate the source of the moisture ingress. (This system minimises the overall impact of not only our inspection on the property but also focuses any repair work to a specific area and not an entire wall) If there is a wall socket in close enough proximity to the affected area, our team will remove the cover plate and inspect the cavity with the endoscopic camera for moisture damage and/or rotting of the base plates. We also take note if the baseplates can be identified as treated or non-treated timber.
It’s at this stage that we like to have the current owners nearby to discuss our findings of any moderate to severe deterioration to the framework so as to make a plan on how they would like to proceed. With permission from the owners will change gears into a semi-invasive cavity inspection.

Semi-invasive Cavity Moisture Inspections

The semi-invasive inspection is recommended if the moisture ingress doesn’t appear overly extensive. We will drill a series of 12mm holes through the Gib and use the endoscopic cameras to define the damaged areas more accurately. If the area and moisture damage is ruled as isolated and of only moderate priority, we will fill the small inspection holes and recommended a trusted contractor to best resolve the observations.

Invasive Cavity Moisture Inspections

However, if severe rot is sighted… the current owners may choose to then have a fully invasive inspection done there and then to limit any extra mess. This means removing sections of Gib board from the interior and/or sections of cladding for the exterior at the point of ingress.
